Located in a dramatic, mountain riverside setting… The Woodlands offers one and two bedroom suites overlooking the sparkling waters of Fall River. Beautiful landscaping, trees over 300 years old and Castle Mountain views all combine to provide the perfect location for your vacation or getaway in Estes Park. We're not a large corporate property…rather, a unique collection of sixteen suites on over three acres of riverfront land.

Just just two miles from the Fall River Entrance to Rocky Mountain National Park…you have easy access to over 350 miles of hiking trails, bountiful wildlife and scenic drives unique to this great national treasure. Also, The Woodlands is convenient to Estes Park shopping, dining and its variety of year-round activities, festivals, cultural events, the newly completed outdoor amphitheater, kayak course and downtown shops. The Woodlands suites include outstanding amenities. We're not a motel room called a suite…but true suites designed and built to provide you with separate bedrooms and a spacious great room/living room and full kitchen. Decorated in contemporary, tasteful décor, each suite includes panoramic windows to enjoy the beautiful views provided by our unique mountain setting.

After a day's adventures, you can visit our outdoor spa with its large sundeck, hidden in a secluded grove of fir, spruce and pine trees. Soak in the warm waters and enjoy the crisp, mountain breeze. Or, sit on your deck or patio and enjoy the soothing rush of Fall River and views of Castle Mountain.

Rates and General Information

Additional Persons & Occupancy Limits $15 charge for each additional person in Summer Season. $10 remainder of year. 1 Bedroom Suites can accommodate 1-3 Persons; 2 Bedroom Suites 1-4 Persons. Discounts A 10% discount for stays of 7 nights or longer. Senior Citizens (65 & older) receive a 5% discount for stays of 1-6 nights Deposits & Cancellation Policy Deposits: A 50% deposit is required to hold a reservation. Cancellations: From May 18 through October 14 (Plus Thanksgiving & Christmas Holidays): A fee of $50 or 10% of the total amount, whichever is greater, is applied to all cancellations. You are responsible for all nights reserved. If you cancel more than 30 days prior to arrival date, (60 days for stays of 14 days or more) deposit is refunded minus the cancellation fee. If you cancel within 30 days of arrival, the deposit is refunded, less cancellation fee, if the suite is re-rented for all nights reserved. Stays cannot be shortened during last 30 days. Remainder of Year: Cancellation fee is $25, with a 7-day cancellation period and all other provisions remaining the same. General Policies All suites are non-smoking. Effective July 1, 2006 Colorado Law does not permit smoking on decks, patios or within 15 feet of any Woodlands building or hot tub. Due to the size of our facility, we do not accept wedding parties, groups or family reunions. Sorry, no pets permitted on the property. Minimum length of stay may be required during certain periods. Rates Subject to Change. All suites are housekeeping units with daily towel & trash removal service. A mini-clean & linen change are provided midway through stays of six (6) nights or longer.

 

Seasons

Even though Estes Park and Rocky Mountain National Park are best known as a popular summer vacation destination for many visitors, it is a better-kept secret that RMNP offers special attractions in the fall and winter months. The Woodlands is especially well located to enjoy wildlife viewing from your deck or balcony during these quieter months. In fact, if you plan a fall vacation, you may be able to hear the elk bugling during their annual mating ritual from your deck. If you plan a stay during the winter months, you can experience the beauty of the mountains at a special time…nothing compares to the ponderosa and spruce covered with a blanket of snow. Also, many of our visitors come to snowshoe, cross country ski & hike in this most pristine time of the year. Families especially enjoy the opportunity to sled at Hidden Valley or Bear Lake…or skate outdoors at Estes Park's new skating rink. You also may experience a rare sighting of the elusive Bighorn Sheep who live on Castle Mountain across from The Woodlands.
